ME City Multi R32 YXM: A New Generation of VRF Air Conditioning at FSW

Mitsubishi Electric has introduced a new generation of its City Multi VRF air conditioning range, and FSW UK is pleased to add the R32 YXM series to our commercial HVAC and refrigeration offering. Built for installers, contractors and specifiers working on both retrofit and new-build schemes, the range is engineered to deliver stronger performance, a smaller footprint and a genuinely lower environmental impact than the systems it replaces.

Stronger Performance, Lower Running Costs

The City Multi R32 YXM is available in capacities from 12kW right up to 112kW, in both heat pump and heat recovery configurations. Compared with earlier City Multi models, Mitsubishi Electric reports a 20% reduction in running costs, a 20% cut in operational carbon, and a 10% improvement in energy efficiency, based on a 30kW outdoor unit. Outdoor units are also around 6% smaller than the market average, making the range easier to accommodate on plant decks and in tight rooftop spaces.

Re-engineered From The Ground Up

At the heart of the new range is a newly patented vertical flat tube heat exchanger, paired with updated defrost technology, which together deliver some of the strongest seasonal efficiency figures in its class. The system uses Mitsubishi Electric’s two-pipe design and R32 refrigerant, which carries a substantially lower global warming potential than the R410A gas used in older VRF equipment. The switch to R32 also means less refrigerant charge overall and fewer brazing joints on site, helping installers work faster and with less risk of leaks.

Built for Flexible Design and Easy Installation

A single outdoor unit can support up to 50 indoor units, with combined system capacities reaching 112kW — giving specifiers real scalability on larger commercial schemes. Design is kept simple too, with only basic height and length limits between indoor and outdoor units, which shortens the design process considerably. Market-leading low noise levels, including a five-step low noise mode, make the range well suited to mixed-use developments and sites close to residential neighbours.

Leak Detection and Centralised Control

Every system includes a low-level Sensor and Alarm Kit with its own independent power supply. If a leak is detected, an audible and visual alarm is triggered, the relevant shut-off valve closes automatically, and only the affected indoor unit stops operating — the rest of the system keeps running as normal. These detectors are rated for a 30-year lifespan, three times the typical industry standard of 10 years, cutting long-term maintenance costs. A centralised controller then gives building managers full oversight of the whole VRF system from a single interface, anywhere in the world, with scheduling, energy optimisation and diagnostics built in, plus straightforward integration with existing building management systems.

This competitively priced, feature-rich system extends City Multi’s reputation for flexibility, making it the broadest VRF range the company currently offers.

The City Multi R32 YXM range is available to install from spring 2026. To find out more about pricing, specification and lead times, or to arrange a project consultation, get in touch with your local FSW UK branch or account manager.
